TERMS AND CONDITONS
Reservations. When you find the house of your choice you can either book on line or speak to one of our reservation specialists at 1- 239-262-3000 or 1-877-592-5568. When making your reservation all we require is a $250.00 deposit that is a non refundable and is applied to the total rent due.
If you are booking within 45 days of check in then full payment is required at the time of booking and is non refundable at that point.
Check In and Check Out Time. Your home will be available for Check In from 4 pm onwards. An early check can be arranged for an additional fee. If the property already has a check out on your day of arrival we will not be able to offer this facility. Check Out time is 10 am. A vacation home takes more time to clean than a hotel room, so please help us prepare for our next guests by being on time.
Minimum Period of Stay. The minimum length of stay in most properties is 7 nights but some have a minimum stay of 30 nights. If you are looking to book for one month or longer in a property that has a minimum stay of 7 nights please call for details of our special rates.
Payment. The non refundable reservation deposit of $250.00 will be applied to the total amount due. The total payment is due 45 days before your arrival and is non refundable at that point. The final payment will be billed to your credit card on file unless other payment arrangements have been made.
We accept VISA, MASTERCARD, AMERICAN EXPRESS, personal and certified checks drawn on a US bank and money orders.
Property Protection and Processing Fee. The Property Protection Fee ($50.00) is a damage waiver that will cover up to $1,000.00 for accidental or inadvertent damages. Please be advised that intentional damage or gross negligence will result in additional costs. The Processing Fee ($25) covers our administrative costs.
Reservation Changes. If you need to make a change to your reservation and the change can be made there will be an additional processing fee of $25.00 which will be charged at the time of change. No changes can be made within 45 days of your arrival.
Travel Insurance. Travel insurance is available at 7% of your total cost and is offered through Travel Guard Protection Plus. If you choose to have this insurance it must be purchased before final payment is due. TJS recommends guests purchase travel insurance coverage if you are concerned about possible interruption or cancellation of trip. For travel insurance coverage information please contact Protection Plus at 1-888-409-7749 or when calling from abroad 1-715-295-5452, reference policy ********. Your premium will be charged to the credit card on file within 24 hours of the reservation.
Cancellation. All cancellations must be confirmed in writing. Cancellations made within 45 days of arrival will result in loss of all monies, and any claims must be taken up the travel insurance company, if a policy was purchased. Any reservation that has been cancelled and reinstated is subject a $50 reinstatement fee, to be charged at the time of reinstatement.
Bad Weather. TJS does not offer refunds or rescheduled trips due to bad weather such as hurricane related activity or snow storms from your point of departure. If you are concerned about possible interruption, cancellation or delayed travel due to weather conditions you are strongly encouraged to purchase travel insurance at the time of payment (or at least 45 days prior to arrival; travel insurance may not be purchased after final payment has been made).
Equipment and Utility Failure. TJS cannot be held responsible for any major failure such as power, water and main sewers failing to operate. Sometimes equipment such as pool heaters, air conditioning systems and other electrical and mechanical components can malfunction. Please inform us as soon as possible of any equipment failure and we will do everything in our power to rectify the problem as quickly possible. Please note that TJS, its vendors and the Homeowners cannot be held responsible for any malfunction and no compensation will be given.
Pool Door Alarms. All pool homes have Pool Door Alarms. According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree. TJS will assess a minimum charge of $75 per alarm for its repair/replacement. Please do not tamper with pool alarms.
Maximum Occupancy. Both the State and the County stipulate maximum occupancy levels. The occupancy levels set by TJS are:
2 bed sleeps a maximum of 4 people.
3 bed sleeps a maximum of 6 and a
4 bed a maximum of 8 people.
Occupancy levels maybe increased by one additional person providing one member of the party is aged 10 or less. To accommodate the extra person a rollaway bed or crib will be provided by TJS at a cost of $50 per week plus tax and will be charged at the point of final payment.
Self Catering Accommodation. While all of our properties are extensively equipped such items as “get you in” food packs, maid service and cleaning materials are not normally provided. Any request for such services should be made when making your reservation.
Property Location and Specification. All of our properties are individually owned and while they all meet exacting standards the style, layout, rear aspects and furnishings of each property will vary. In the unlikely event that the property you have booked subsequently becomes unavailable we will offer you a similar or higher grade property. Should this be necessary we will inform you immediately and should you wish not to relocate we will give you the opportunity, to have all your booking costs with TJS fully refunded.
Pets. Under certain circumstances we are able to accept pets. Please call for details. Any guest wishing to bring a pet must obtain written consent from TJS before making a reservation.
Smoking. All of our houses are “non smoking”. However, smoking is permitted on the outside patio areas. Please be aware that if smoking has taken place inside the property you run the risk of additional cleaning bills to eliminate the effects of smoke and ash.
Swimming Pools. All of our swimming pools can be heated by either solar panels or electric heaters (some have both). When making your reservation please check to make sure the pool is equipped with the type of heating you require. The temperature of the pool cannot be guaranteed.
Swimming pools are cleaned on a weekly basis. Should a pool become dirty (surface dust excepted) between cleans you should notify our office and the problem will be taken care of immediately.
Insects. The climate in this area is sub tropical and the presence of insects is quite normal. Although all of our properties are regularly treated to keep insects under control there will be, albeit infrequently, occasions when ants and other insects will encroach into the property and patio area. The protective insecticide barrier created by regular spraying should take care of any problems but may result in some dead insects being found in the property. We ask all guests not to leave food out in the open – especially items containing sugar – if in doubt place food in the refrigerator. In the event you do experience a problem please contact us immediately so that we may deal with the problem.
Telephone. There is a telephone in every vacation home. Local calls are free. Long distance calls can be made with the use of a credit card. Details of how to make long distance calls are in each property.
Confirmation of Reservation, Arrival Instructions and Emergency Contact Number.
All confirmation instructions will be sent via email, unless email is unavailable. To make certain you receive these emails, please adjust your spam filter to add the domain tjsnaplesvacationhomes.com to your list of accepted email addresses. Expect a second email with final confirmation, arrival instructions and emergency details after your final payment has been applied to the reservation, 45 days from arrival. If you have not received these emails and you have adjusted your spam filters, please contact us.
General Problems. Any problem you are experiencing with the property or contents should be reported to our office during normal office hours. If the problem occurs outside of office hours and is a major problem or urgent and needing immediate attention you should call our emergency number (239 290 9915).
Claims and Compensation. Any claim for compensation, including loss of enjoyment must be reported when the problem occurs. All claims must be made while you are still in occupation as no claims will be entertained after the event. We must be given the opportunity to rectify the problem. In the event that any dispute cannot be resolved the dispute will be settled in accordance with the laws pertaining to the State of Florida.
TJS Vacation Homes, Inc. shall not be liable to the guest or any other person for any damages to property or for the injury to persons upon the premises from any cause whatsoever, including defects in the premises or otherwise. The guest shall indemnify and hold harmless TJS Vacation Homes, Inc. from and against all liabilities, claims, expenses, fees, loss of use and actions of any and every kind and nature arising out of the tenants use and occupancy of the premises.
Terms and conditions shall be governed and enforced according to the laws of the State of Florida. |
